Rules and Regulations at a Glance

The Bristow Village was established as family residences, not for commercial business. Business traffic and signs are not permitted.

Each townhome must be kept in good condition and repair. Only approved paint colors may be used when repainting. The Architectural Committee has a sheet of approved colors.

A change to the appearance of the exterior of the townhome requires pre-approval by the Architectural Committee.

Building of any kind is prohibited except for garden sheds that are not higher than the fence.

Satellite dishes may be installed only on the rear of the house.

No townhome shall have more than three (3) common household pets. Pets must be kept on leashes. Fairfax County’s “pooper scooper” law applies in the Village, and walkers must clean up after their pets. Reports of frequent and loud barking may result in warnings or fines.

Trash is collected twice a week. Recyclables are picked up once a week. Trash should be put outside at the curb after dark on the night before collection days.

Trash cans, trash bags, recycling bins and other refuse shall not be stored on porches or in a visible location on the front or side of the townhome.

No offensive activity shall be carried on in any townhome, patio or common area that could be an annoyance to other residents.

No late night noise due to parties or gatherings in the parking areas, backyards or decks is allowed after 10 PM. Residents are reminded to be considerate of their neighbors at all times regarding noise from music, cars, pets, etc.

The Association contracts for snow removal, which is covered by the annual assessment. Services include removal of snow from streets only. Streets will normally be plowed after the snow has stopped. Each homeowner is responsible for shoveling steps and walkways on his or her property. Walking on Village sidewalks, stairs, and streets after snow and ice storms is done at one’s own personal risk.

Drivers must observe the 15 M.P.H. speed limit and obey stop signs.

Parking of trucks, boats, trailers, campers, mobile homes, commercial vehicles and inoperable vehicles is not allowed, following State guidelines. The Association will have these cars towed at the owner’s expense.

Each townhome is assigned a reserved parking spot and may purchase two hangtags. Cars with hangtags will be towed If parked illegally or in someone else’s reserved space. Cars without hangtags will be towed except between 8am and 5pm Monday through Friday. Guests should be advised to park on Americana Drive.

The common area shall not be littered, defaced or misused in any way. Owners will be billed directly for any and all damages to common areas as a result of actions of owners, renters or guests. Common areas include parking lots, grounds, walkways, pool, playgrounds, etc.

Residents may landscape their patios and front yards. Common areas are maintained under the direction of the Board of Directors.

Nothing can be altered, constructed upon or removed from the common areas without the written consent of the Board of Directors.

Soliciting of any type is prohibited.

Children are to be under adult supervision at all times.

Nothing is to be hung over patio fences or decks.

No animals, birds or livestock shall be raised or bred in any townhome, common area, property or patio.

After receiving one written warning, fines of $10 per day are applied for violation of the rules by family, guests or renters.

A processing fee of $35 will be imposed for checks not honored by the bank.
